When times are tough and you need to sell your home it can often be difficult to find ready buyers. One of the tactics to overcoming this problem is to offer to trade your home for other goods or property.

Trading you home for another suitable property can be good if the pricing works and the location is acceptable. You probably have more chance of being successful if you are trading up since most people doing this are probably looking to trade down. Either way it can work for you. Bear in mind that you do not have to hold onto the traded property forever. If it costs you more than you originally wanted to pay but it means that you can move to where you want to go you can always resell the property. On the other hand maybe you can make some money by renting out the basement or leasing the garage. Perhaps the land is subdividable and offers an income opportunity by selling off a piece of the land.

You need to think outside the square with trading because very few trades will offer the perfect opportunity. If the trade offer is a rental investment in an area that you do not want to live in then perhaps you could consider continuing to rent it out and using the money to fund your mortgage repayments on another house, or maybe just rent where you want to live and this is again payed for by the rent from the traded property.

The problem with a lot of trades is the over priced properties that are sometimes on offer. People can get offended with any suggestion that their home is worth a lot less than they are asking for it. To overcome this an easier approach is to discuss the value difference between the homes and then when agreement is reached separate pricing is not such an issue.

Frequently you will find that some traders will deliberately over price their properties to give themselves room to discount your cheaply traded property when it comes time to onsell it. If you have any doubts on value you need to employ an independent valuer to assess fair value and work from there.

The best trades are between people just like you who are just wanting to move on and are willing to be open minded with this sort of entrepreneurial approach to selling real estate. So be flexible in your trades and work towards a fair outcome for both parties.
